From refurbishment projects and new GP premises to integrated primary care centres, elderly care schemes and hospital facilities, we recognise the importance of the healthcare estate in delivering improved patient outcomes.

At the heart of every project – and central to the brief – are the client’s clinical needs and aspirations. These could be driven by growth and expansion, the transformation of service models, or improving the patient and staff experience. At Prime, our collaborative approach ensures that our property development, funding and construction professionals all work together to deliver premises solutions that respond to clients’ needs and will deliver each scheme into successful operation.

Placing clinical aspirations at the centre of decision-making ensures clients have a strong business case, get value-for-money and enjoy smoother operation in completed buildings. Prime’s strength is its ability to provide clients with flexibility in terms of property funding, ownership, design and construction, as well as a central accountable contact that ensures the project stays on track and the client remains in control.

To achieve the highest quality buildings, Prime works with a range of architects, engineers and contractors. As well as relationships with experienced healthcare design teams, clients have access to Prime’s own construction Framework – the Private Investment Construction (PIC) Framework – ensuring high quality, market-tested, value-for-money delivery solutions.

NHS Trusts

Providers face a challenging and competitive environment and need to maximise the efficiency and quality of their estate to support high standards of service, deliver new models of care and secure a robust financial position. Building on the recommendations of the Carter Review, Prime’s approach is to ensure that healthcare estate responds to clinical aims and NHS Trusts not only modernise and build capacity through their estate but also enhance quality, productivity and performance. By advising on how best to improve estate utilisation and where to prioritise future investment, we help NHS Trusts maximise turnover and minimise their risk and costs.

Prime can also work as a Strategic Estates Partner to bring specialist healthcare funding, development and strategic planning expertise. This provides NHS Trusts with a spectrum of estates and support services, helping to shape and deliver estate masterplans to achieve their strategic vision and deliver affordable, high quality facilities that improve the patient, visitor and staff experience.

From the delivery of new clinical facilities to wider infrastructure improvements, Prime is working in three such partnerships with the following NHS Foundation Trusts:

Projects across the joint ventures include a main entrance and welcome centre, multi-storey car parks with enhanced parking services and a specialist day surgery unit.

GP surgeries

As practices grow and develop, GPs and Practice Managers need to understand how their premises can respond to changing requirements and new models of care. With an ageing population, increasing demand and a growing number of patients with long term conditions, primary care facilities need to provide improved access, deliver care in the heart of the communities they serve and support patients to better manage their own health and wellbeing.

To meet these aims and deliver the objectives of the NHS Five Year Forward View, Prime’s healthcare planning and property development professionals work with practices to ensure their estate and the buildings they operate from can support current and future service needs. By exploring their options, together we can quickly translate practice requirements into an individual solution to suit clinical and business aims.

Prime has delivered more than £500million of primary care facilities across the UK and whether the right answer is refurbishment, extension or a new building, with our range of ownership and funding options all the choices rest with the practice.

Third Party Development (3PD)

3PD is the term often used to describe GP developments where the GP practice partners with a private developer and takes the head lease on the building. In many cases Prime has become the investor on completion, as well as working with other primary care investors, such as Primary Health Properties (PHP).

Primary care at scale

Our work with GP super partnerships not only demonstrates our expertise in primary care but our understanding of the primary care business. Working with Birmingham GP provider, Modality, and having supported Yeovil District Hospital NHS Foundation Trust with the formation of its primary care provider business, Symphony, we can unlock premises issues to achieve these goals, advising on commercial structures and lease negotiations to deliver primary care at scale.

ProCure22 Framework

Led by the Department of Health, ProCure22 is designed for the development and delivery of NHS and social care schemes funded by public sector capital. Prime has delivered property advice and funding expertise for the NHS through the ProCure Framework as part of the development of the award-winning St Catherine’s Health Centre.

Local authorities

Local authorities can choose to work with Prime and in areas where Prime is the private sector partner in the local LIFTCo (Birmingham, Solihull and Staffordshire); there is a pre-tendered fast track to doing this. Councils choosing to integrate health and social care aspects with community facilities will find this particularly attractive as a means of using specialist expertise and private funding to deliver developments more quickly with less procurement risk and cost.

As well as health and wellbeing buildings, an array of other valuable community based facilities has already been procured through LIFT across the UK. These include facilities for social care, elderly care, training, nursery, retail, benefits and advice, libraries, social enterprise offices and leisure.

Councils using LIFT benefit from working with local companies via a ready-made solution, enabling them to meet urgent needs as well as deliver against longer term strategic objectives. They can more easily link up with strategic projects in their area and share procurement cost and resource on projects which already have momentum.

To find out more about LIFT and how our solutions have delivered new health and community facilities, please visit the BaS LIFT website (covering Birmingham and Solihull) or Prima 200 for the Staffordshire region.

Elderly and extra care providers

Facilities for older people that facilitate independent living, an active life and dignity are in growing demand. Specialist providers of care have the opportunity to grow and extend their service and Prime is able to partner with public, private and third sector organisations acting as a developer and/or an investor to give them access to specialist funding and development expertise. Offering a complete property solution, this can include:

  • site identification;
  • land acquisition;
  • design development;
  • planning; and
  • consultation and engagement

In addition to a mixed-use extra care village in Staffordshire, Prime has delivered a new, state-of-the-art complex offering a mix of care services, apartments for independent living and community facilities for award-winning, not-for-profit care provider Belong. Our strength lies in our ability to ‘unlock’ projects, whether that’s through the acquisition of development sites and land assembly or merging funding streams, helping to deliver flexible and affordable solutions for our clients,

Pharmacy operators

As soon as Prime identifies a pharmacy opportunity associated with a development our experienced team liaises with both local and national pharmacy operators before undertaking a transparent, informed tender process. Having completed 48 pharmacies we understand your requirements, which is why we ensure all our pharmacy units have optimum positioning within each development, with an internal link to the main building wherever possible.
