Partnering with a world-leading hospital to develop a health campus masterplan.

With a track record for delivering imaginative and high-quality commercial developments with the Trust, Prime was a clear choice for University Hospital Southampton NHS Foundation Trust (UHS) when considering the formation of a new health campus.

At a time when Trusts are incentivised to dispose of excess estate to raise capital, UHS is continuing their successful partnership with Prime to develop a bold and innovative expansion plan to meet growing demand and raise capital.

UHS is a major acute hospital, employing almost 12,000 staff. It provides acute and elective care as well as the full range of tertiary medical and surgical specialities to over 3.7 million people in Central Southern England and the Channel Islands. As well as being the major university hospital on the South Coast, it is also well-established as a world-leading research, training and academic centre.

With this mixture of health and academic facilities, there is understandably a high demand on the infrastructure of the site. Fortunately, the Trust has a clear vision for their future and a strong desire to grow their reputation, services and facilities. However, with no additional expansion space available within the estate, the Trust was at a crossroads.

Through a 25-year Commercial Estates Development Partnership (CEDP) with Prime, UHS has already been able to unlock a number of these challenges – a new entrance and retail space to improve the hospital experience for patients, visitors and staff, as well as a multi-storey car park and new access scheme.

When the masterplanning process identified a future increase in demand for services and laid-bare the geographical constraints of the site, the partners were challenged to seek more innovative options. With a reputation for being forward-thinking, the UHS Prime partnership explored the possibility of developing an expansion site close to the hospital to tackle some of these challenges head-on.

With extensive experience of finding and securing suitable sites, Prime helped UHS to identify a location with good proximity to the hospital and the ability to develop flexible use buildings. Adanac Park is situated to the west of the hospital site and benefits from easy access to both the hospital and motorway network.

It offers the Trust space to develop a leading health and innovation campus for the South Central region. In purchasing the site, the Trust has found a commercially viable solution to achieving their vision. As well as providing a training space to educate future healthcare professionals, the site will support a park and ride facility to further ease congestion at the hospital site, and free up space within the heart of the hospital, by moving services such as equipment sterilisation out to Adanac Park.

The health campus aims to create an asset for the city, that co-locates other health and research organisations, educators and businesses. Attracting the brightest talent to the area, stimulating the economy of the South Coast and promoting the Trust’s reputation as a world-leading healthcare provider. So, to build support for the initiative, Prime has used expertise in stakeholder engagement, ensuring consultation activities and information sharing are strategically planned and demonstrate to the community the improvements which can be achieved by the proposed scheme.

In developing this masterplan, Prime has shown UHS that they don’t need to be limited in their perspective by the commercial and financial structures that have gone before; that in being bold they can find innovative, long-term solutions to seemingly impossible challenges.
