First Year
The “defect liability period” is the formal name for the first twelve months after completion of the building. During this time, it’s the building contractor who remains responsible for repairing any faults.
To ensure those faults are dealt with quickly, report all concerns or problems directly to us, through the Helpdesk, and we’ll arrange to put them right. We’ll speak to the contractor, and arrange with you a suitable time for them to make repairs. If you’re not satisfied with what they do, call us again and we’ll investigate further.
Before the end of your first year, we’ll check over the building with you and the contractor and note any continuing defects. We’ll agree a programme and timescale with you to sort out the outstanding issues, and once they’ve been completed, the building contractor’s liability ends, and we’ll release their final retention money.
