Prime’s strength is its ability to provide clients with flexibility in terms of funding, ownership, design and construction to achieve this.

Prime provides a central accountable contact that ensures the project stays on track and the client remains in control.

Prime works with a range of architects, engineers and contractors to achieve high quality buildings. Our relationship with a number of specialist healthcare design teams provides valuable advice to us when we are an investor and many clients also choose to work with these.

NHS Trusts

Providers face a challenging and competitive environment and need to maximise the efficiency and quality of their estate to support high standards of service and secure a robust financial position. Prime’s approach is to ensure estates strategies respond to clinical aims to ensure FTs not only modernise and build capacity through their estate but also enhance quality and patient dignity. By advising on how best to improve estate utilisation and where to prioritise future investment we help trusts maximise turnover and minimise their risk and costs. Our work with trusts means Prime understands the requirements of an Integrated Business Plan for aspirant foundation trusts and how to support foundation trusts in developing and achieving their corporate strategy.

Prime can also work as a Strategic Estates Partner with NHS trusts to bring specialist funding, development and strategic planning expertise. This provides trusts with a spectrum of estates and support services, helping to shape and deliver estate masterplans to achieve their strategic vision and deliver affordable, high quality facilities that improve the patient, visitor and staff experience.

From new clinical facilities to wider infrastructure improvements, Prime is working with its joint venture partner, Interserve, in two such partnerships – one with the University Hospital Southampton NHS Foundation Trust and the other with Yeovil District Hospital NHS Foundation Trust. Projects across the two partnerships include a main entrance and welcome centre with retail mall, a multi-storey car park with enhanced parking services, a patient hotel and private patient facilities.

GP surgeries

As practices grow and develop, GPs and Practice Managers need to understand how, and if, their premises can respond. Prime’s healthcare, property and design professionals work with practices to explore their options and quickly translate practice requirements into an individual solution to suit clinical and business aims. Whether the right answer is refurbishment, extension or a new building, with our range of ownership and funding options; all the choices rest with the practice.

Third Party Development (3PD)

3PD is the term often used to describe GP developments where the GP partners with a private developer and takes the head lease on the building. In many cases Prime has become the investor on completion, as well as working with other primary care investors, such as Primary Health Properties (PHP)

Procure 21+

Through Procure 21, Prime has delivered property advice and funding expertise for the NHS as part of the development of the award-winning St Catherine’s Health Centre.

Local authorities

Local authorities can choose to work with Prime and in particular, in areas where Prime is private sector partner in the local LIFTCo (Birmingham, Solihull and Staffordshire); there is a pre-tendered fast track to doing this. Councils choosing to integrate health and social care aspects with community facilities will find this particularly attractive as a means of using specialist expertise and private funding to deliver developments more quickly with less procurement risk and cost.

As well as health and wellbeing buildings, an array of other valuable community based facilities has already been procured through LIFT across the UK. These include facilities for social care, elderly care, training, nursery, retail, benefits and advice, libraries, social enterprise offices and leisure including a swimming pool.

Councils using LIFT benefit from working with local companies via a readymade solution enabling them to meet urgent needs as well as deliver against longer term strategic objectives. They can more easily link up with strategic projects in their area and share procurement cost and resource on projects which already have momentum. Elderly and extra care providers

Facilities for older people that facilitate independent living, an active life and dignity are in growing demand. Specialist providers of care have the opportunity to grow and extend their service and Prime is able to partner with public, private and third sector organisations acting as a developer and/ or an investor to give them access to funding and development expertise.

Pharmacy operators

As soon as Prime identifies a pharmacy opportunity associated with a development our experienced team liaises with both local and national pharmacy operators before undertaking a transparent, informed tender process. Having completed 47 pharmacies we understand your requirements, which is why we ensure all our pharmacy units have optimum positioning within each medical centre, with an internal link to the main building wherever possible.
